Lot Research & Zoning Review
Research your property's zoning and land use information using the City of Surrey's online tools (like COSMOS) to determine what you can build. This includes checking for environmental protection areas, servicing requirements (sanitation/storm connections), and any title restrictions.
Schematic & Design Development
Your architect or designer creates conceptual plans, floor layouts, and exterior elevations based on your input. This stage involves decisions on the building envelope, windows, and materials, coordinating plans, sections, and structural details.
Permit Documentation & Submission
Qualified professionals prepare a complete application package, including detailed architectural and engineered drawings (signed and sealed by a Registered Professional), a site plan, and various supporting documents (e.g., Title Search, Homeowner Protection Office forms, BC Energy Step Code compliance checklist).
Submit the application package and pay the initial fees online via the MySurrey Portal or in person at City Hall.
City Review & Permit Issuance
The City of Surrey reviews the application for completeness and compliance with the BC Building Code and local bylaws.
If deficiencies are found, you will be contacted for revisions.
Once all requirements are met and remaining fees paid, the building permit is issued. This process can take several weeks.
